OCTOBER 2026 OUTER BANKS MARKET UPDATE
The Outer Banks market continues to shift toward a more balanced, buyer-friendly environment as we enter October.
Compared with this same time last year, residential inventory is up 8.5%, while single-family inventory has increased 11.0%. Looking back two years, residential inventory is now 22.4% higher than October 2024, giving buyers considerably more choices than they had at this point in either of the previous two years.
At the same time, properties under contract have declined. There are currently 276 properties under contract, compared with 333 at the same time in 2025 and 323 in 2024. As a result, just 17.4% of the current inventory is under contract, compared with approximately 21% in both 2025 and 2024.
The good news for sellers is that sales activity remains relatively healthy. The current three-month average is 150 residential sales per month, just 1.3% below the 2025 pace and actually 4.2% higher than 2024. However, the increased supply combined with slower contract activity has pushed residential absorption to 5.9 months, compared with 5.3 months in 2025 and 5.0 months in 2024.
WHAT DOES THIS MEAN?
The market is not slowing because buyers have disappeared. Rather, buyers have more options, while sellers are competing for a relatively stable pool of buyers. This gives today's buyers more negotiating leverage and makes accurate pricing increasingly important for sellers.
For sellers, properties that are priced correctly, presented well, and positioned competitively have the best opportunity to attract attention and secure a contract. For buyers, the increased inventory provides more opportunities and greater ability to negotiate.
The Outer Banks remains an active real estate market—but the advantage is shifting toward buyers, and pricing strategy for seller's matters more than ever.
