Is the Outer Banks property you fell in love with really worth the money?

1. Did you know that where there are high erosion rates on the Outer Banks, you will find "too good to be true" properties.  Erosion can dramatically affect the selling prices of homes no where near the ocean, so make sure you understand the rules of CAMA and FEMA, or you may buy yourself a surprise. 

2. Ask me about each property of interest so we can determine the flood zone, elevation, and the erosion rate.  There are older and properties that have been grandfathered into old rates that will see significant increases soon and there are new floodmaps coming out that will benefit some homes.
